I’m debating the same thing on a flip, went about 4 weeks long on the Reno and listed the day before thanksgiving with 5 showings and feedback basically saying the location is not ideal but nothing about the price being high.

I think that @Ben Leybovich has some interesting articles on that subject (we have some interesting debates) and we (I work at BiggerPockets) have a book for sale that offers some advice on Buying Real Estate with No and Low Money Down.Basically, you are going to have an uphill battle at the outset here, given the home purchase, the car loan, and the nontraditional income stream that comes with the territory of being an agent.That said, you also have the opportunity to live and breathe real estate in your community, and there will likely be some awesome long-term advantages to that as you pursue investing down the line.

Two I run as short term vacation rentals and the third was my place, then a long term rental and now I’m debating renovating the long term portion (parlor level which is the main house) since it’s vacant (or selling to someone who would want revenue while making it their new home).
