Considering that -- and considering that I spent many thousands of my own dollars to do it -- they should have been thanking me, not trying to stop me.My guess is that they were concerned that my implementation of their plan was incorrect; as a ROBS owner, there are a LOT of administrative details that you have to take care of, and if you screw those up, it doesn't matter how good of a job Guidant did.

database-style CRM + PM can be super fast and lightweight.However, if you like the "feel" of a project manager (or if you plan to scale up) ClickUp would be the one I'd jump to next -- more powerful than Wrike or Asana but a lower cost/minimum user than Monday.com.

If someone is offering to invest in something that needs to go in the real estate marketplace section with a pro or plus account etc.If someone has lot's of transactional experience they should have a database of investors to potentially pull from for possible syndicate investments they want to do as a sponsor.I don't do 20% promote to sponsor as it's not worth my time to syndicate.

IF (big if) the current administration ends up limiting capital gains deferred by 1031s to some number like $500K a year... then selling a larger asset now and placing the funds into multiple smaller assets you allow you keep up some velocity of sales and manage your sales to you stay under whatever thresh hold they decide on.

Sure, some appraisers may check this vs what they see but the reality is that 90% probably will not - as they are time strapped and there's some tribal knowledge in just knowing where these databases are and how to access them online...….Hope this is helpful!
