REOs always have an inspection period, so if you do get an acceptance and the house is much worse than you expected, adjust your offer.Houses that only need a little lipstick are going to be harder to buy than ones that needs something more significant.

Hi everyone,I'm new to mobile home investing and I would like to get your opinion on purchasing mobile homes that were built before the HUD passed the manufactured housing standards in 1976.The three possible outcomes for my first deal I see as either flipping the home, renting it out or financing the property as a 'lonnie deal'.While I would feel comfortable flipping a pre-HUD home (as long as it passes an inspection) I'm not sure about holding on to a property that was built prior to 1976.What are your thoughts?

As a wholesaler I'm trying to create more value for my business and making the process of purchasing a home from me as easy as possible, I'm thinking about paying for an inspection(my best friends dad has a certified inspection company and he will charge me $125 on homes less that 2,000 sqft)so the buyer will know exactly what's wrong with the property.

My first question would be why BK and not closer to homesecond question would be HOA related, cost, assessments, condition of property, not just your specific unit, but the grounds as well, parking lot repavement could mean a huge assessment shortly.

Dear all, we just finished all the remodeling, and my listing agent just have a termite company did a termite inspection. that is the nightmare, the termite inspector told me that we need to break up the kitchen tiles to replace couple of rotted wood which we didn't discovered.will this re-inspection report kill my deal?

i just read a thread about how some1 needed to rip out a kitchen because a termite inspection wasn't done properly. so i wanted to ask what is on your checklist of things to do prior to buying a property so you avoid situations like that
