In an IRA the financed portion of the property triggers whats called UDFI (unrelated debt finance income) which triggers UBIT (unrelated business income tax). 

Some have a structure called a preferred return, which is where the LP's get some % return a year before the GP's get anything.

Put out signs and lockboxes for realtors.Cold call for a realtor or investor.Create a handyman or property preservation business.Become a notary, so you can close real estate transactions.Go to work for a courthouse data service, so you're looking at and recording the posted data for them.Work for an apartment complex leasing apartments or doing maintenance.Work for a property manager doing make ready.Do anything and everything in construction.Become a home inspector willing to work weekends.Work as a sales rep or helper for a builder.Probably all these positions could use someone that wants to work nights and weekends.   

its a hard call. everyone started with no reviews at some point. you could inquire as to purpose of their trip, etc and see if any warning bells go off. ive had a few guests stay with no reviews and no problems, but the law of averages says it will happen at some point

Regarding which department at WAB, I would call the servicing department and ask them for who to contact to release the lien.

From a seller's perspective- They do not want to upset tenants and want to avoid what I call lookilous.  

They almost never answer but if you leave a message with your contact info and property ID number (located on the form) they will call you back.
