Hi @Mollie Hess- for a house hack I would consider it a win if you can live for free or even for a couple hundred dollars a month.

If you are in ATL, there are hundreds and hundreds of vacant homes that are off market that you can easily find by driving the neighborhoods that you are interested in owning.

A good case scenario is we profit around $500~ depending on the rate we can get, and then refinance out of it within a few years to bring it down a few points and that will jump the cashflow up several hundred dollars and we have a ~$400,000 asset that appreciates at like 6% per year on average if not more (which we get virtually none of in the midwest). 

Home Depot and Lowes will give you lines of credit or CCs, a while back, I got my cabinets for $15k at Lowes and got 5% more off.

Any good RE attorney in your state should have some decent docs already available to sell you for a few hundred bucks.
