I like the soft sand color of the ceiling, and the floor with the white, as well as the (Scandinavian looking) open shelving.I like the cooler tones with the white cabinets--you did GREAT Job with this!

Everything should be very clean, including windows, screens, all appliances, light covers, cabinet doors. 

Several other colors fit this same dated appearance, but as long as it is clean and in good condition it's rent ready.The kitchen with out-dated cabinets and cabinet hardware and formica counters, maybe even in harvest gold or avocado green.

On 500K (excluding lot and utilities), what would you builders expect for lighting allowance, interior carpentry(built-ins,crown molding, closet system), sound system, appliances, landscaping, tile, cabinet grade, granite, hardware,etc?

True vandalism like "tagging" walls with paint, taking a hammer to cabinets, toilets, tubs, doors etc. is pretty easy to identify.

The units are usually not updated so if you do get a vacancy and are willing to put in 10k of granite, and cabinets you can usually raise rent by a lot.3.
