I'm looking to replace my income as well, but do some active investments (i.e. flipping) with some lending on the side.9 units in Seattle is no small task with how much things cost here. 

The money is made when you buy, getting in the deal at the right price and managing well along the way.If you want to be actively involved then start analyzing a few deals in your area using the bigger pockets rental analyzer.

And, as noted, a circular saw with a clamp guide (plus sawhorses) is truly your best bet for sheet goods.That said, I built a roll-around storage table with locking casters the same height as the table saw to use as an outfeed support.

It sounds like they are trying to drum up business for candle/Tupperware/essential oil/Mary Kay parties, (the list is endless) or religious activities where all might not be welcome.   

For example, if Memphis has a lot of turn key activity, is there also a banking / financing scene in that same geographic area that caters to the industry?
