I have set up a new lease agreement, arranged payment via Cozy and lined up local contacts for a handyperson, HVAC, plumbing, elec etc. but I am curious as to how to find services to go out and do quarterly/ biannual interior inspections and/or key turn over.

Also I have seen here in Oregon when out of state lenders come in with no license they end up making interest free loans as well if the borrower catch's on that they are not state licensed.. does not matter on a 1 to 4.. any loan in this state needs a license if you hold yourself out as a lender.. there is the 3 a year rule for local citizens in their IRAs that do not hold themselves out as lenders.And also not quite the same but on the same line as Treble damages.. if you cut timber off of your neighbors property in Oregon by accident yo can be sued for Triple stumpage..

I've fixed pretty much everything unless it was over my skill set (replacing capacitor on A/C system, for instance; landlord told me when I moved in it was okay to repaint or whatever as long as it improved the house), my neighbors love me - they've told him so; I've resodded the yard twice (FL grass sucks with a dog), had the landscape crew redo the trees in front so they look good, replanted flower beds (perennials), power washed the house every year after wet season ended, ensured the pest control worked...The BUT part ...As a sole practioning consultant (pre-IPO weakness remediation, large financial systems implementations, global audit recommendations for SEC registrants, etc.) at times during the last 3 years things have been sink or sink lower credit wise and the ID theft didn't help (apparently, I bought a car in GA and own some property in TX).

The lender will also confirm the fair market value and look to have an offer that is in line with the value.It’ll come down to the lender’s guidelines and what the homeowner’s situation is.. that will really determine whether or not they will qualify for assistance.
