I’m trying to invest in Virginia about 35-40 mins south of DC.

I live in DC and my primary residence is in an A+ neighborhood, so the cash flow will not be as great once I move out and start renting it, but i will benefit from long term appreciation, which I view as something to cash out for say a child's college education fund, or supplementing retirement.

Sell WA and buy qualifying OZ properties (understanding there may be . more strings to gain deferral than simply buying in a zone).2.

Just start googling; as far as networking goes the Wa LL Association gets a huge turnout every month.

They are currently limited to the West Coast: Washington Oregon California.

Either to Washington or another state with very clean air.

My concern is that it's 10-15 mins away from downtown and beach and while the home is going to be stunning, the neighborhood to get to this home has some mobile homes in it and 1 run down yard w a broken down car on the way to the property.
