Certainly we are going to live in one unit for a while, but my wife and I are willing to move as we get more properties.

It's super shady, and if you are an honest person (like we are) then you never see it coming and lose a good deal. 

So make bad pictures as hard for an appraiser to take as you can.When you meet the appraiser, be wearing the most expensive duds you own and be driving the most expensive car you can rent.

Assuming we are talking single family, very limited exit strategies/investor pool (high-end rehab/flip, STR/airbnb, rent by room model). 

It was an amazingly humbling exercise that I would recommend to every investor, given we are at the top of Markets again in many markets.Here is how I analyzed things.

We are going to purchase multi-family properties but we are waiting until the house is sold.

We are considering selling one of our properties, I have discussed this with our PM and our RE agent.

We are however no longer liquid after just finishing a major renovation.

We are waiting for the taxes to be settled by the county and our cash to be free.

We are able to get the bank to finance at 80% of the appraised value so no money down.
