Even if your land price is double, your return will be higher since the building/fence/security/electrical/etc will be the same.The really big swings in building a Storage location are: Footings required, Concrete/Asphalt roads or rock, Sewer/water required for bathroom, fire hydrant required, storm retention pond or drainage, etc.

There are still properties that are cashflow positive or close to it in the Austin suburbs of Round Rock, Del Valle, Cedar Park, etc.People told me I missed the boat when I bought my first duplex in 2013-14.

Even so, with no lease the tenants have great opportunity to not pay upon transfer of ownership... things can work out but the stars need to align, which I personally wouldn't bet on.

I think those 10 years with it were mostly just wasted money im hindsight.Finding a Rockstar agent will easily save people more money, but obviously you have to find them.

I have 2-3 individuals that I can reach out to for a short-term private loan which would allow me to accumulate around $20,000-$30,000 for a down payment, but I am a bit lost on my best option in terms of financing the rest of money/loan for the property as I do NOT have much of my own money for rehab.I have 3-4 Stars under my belt who have committed to work as a team: Agent, Attorney, Contractor/Handyman, and have 2 other members as well as myself willing to put in the manual labor on the first few properties.Would appreciate any comments and suggestions.

Hold on here comes the bs. 2 MAJOR CONCERNS (as a new rs investor) 1- after an inspection the basement seems to have a small piece of sheet rock dividing the basement with mold.
