It doesn’t cash flow great, it’s $191 but that’s including CAPEX and repairs which I imagine will be low but I’m still going to account for.

During the inspection it was discovered that there is a tiny bit of asbestos in that wall (not sure if “tiny” makes a difference when talking about asbestos), so it sounds like that work will need to get permitted as well and in order to do that I imagine they will require me to have it professionally removed?

I imagine soon people will be looking to unload property soon or be foreclosed on and I was interested in looking to purchase something there but want opinions from people smarter and more experienced than me.

Often times bigger than anything I could imagine owning at the time, but certainly folks I wanted to introduce myself to and see what all kinds of real estate they are into. 

So, as you can imagine, the scales are tipped in negative reviews...So you can't go off people's recommendations (or online reviews) but that is also why I spent so much time meeting with as many as I could, compared their services and quality of their advice, and lastly, their service fees.

@Jason Bott I imagine you can’t use hard money to buy fire damage properties then? 

I can't imagine $50-60k getting you anything in SoCal near you.
