I have a friend who has been using a real estate agent to manage his property with VRBO and Airbnb.

If you've been happy with whoever you're working with, they communicate well, are responsive, look out for your best interests...that's important to consider too. 

I am open to any suggestions, mentoring opportunities and advice/tips you may have.

If a landlord approved a tenant to add door screens, he wouldn't be responsible to pay for them since they are nonessential to the tenant, and the tenant would most likely pay for it themselves.
