If you buy anything from a single-family to a four family, and you use traditional financing through a bank that has been remarket it through Fannie or Freddie, there are often loan covenants that  State you must be an individual on the loan.

The dummies or ill-timed will loss their fanny and the smart players will remain, and further cash-in on the foibles of the dummies and ill-timed.When does this happen? 

I don’t think that billing them in the next rent payment, them not being able to pay it, then giving them notice to pay or vacate sounds right.
