I stumbled upon BP's podcast (then the forum) when searching for a way to learn on-the-go in the lovely LA traffic each and everyday, I was hooked when I heard more stories of building wealth the right way.I currently own my house in Huntington, however searching for ways to take my first step in REI, whether that is in CA, where cap rates are low and prices high, or OOS, but very wary of D class neighborhoods. 

Are you buying below market value, are you investing in D class neighborhoods and just doing the added work in exchange for the added profit? 

The ones that get burned trying to make C, D areas with too much risk and they get burned.

I feel like gentrification is like wildfire right now and the other previously drug ridden neighborhoods will be transformed as a function of time.

The sense I get that while some areas there are improving, Cobbs Creek is still firmly a D class neighborhood.

The University started this program around 25 years ago and it helped to transform University City. 

Viagra was originally designed for cardiac and blood pressure issues and they found it had a great side effect :D I can't comment on whether the price of the course is worthwhile as I don't own it, but it seems the guys who are pushing this have carved out a great way to double close without all the hassle.

I appreciate that someone is paying attention :D.
