Do you work with Quantum?

My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.

Though I'm sure someone on here is doing it and making a lot of money.  

I was able to do little work, save money compared to renting, build equity in the house, and sell for a good profit that allowed me to 1031-Exchange into a Commercial Property.

I'm doing the same right now.

I do a lot of marketing for off-market deals on paid Facebook ads. 

The HELOC is a great tool when you are doing a large remodel, flip, or BRRRR, and plan to refinance to repay the HELOC.

They do have funds for a Deposit to Hold though.
