There is one new multifamily complex (The Nolen) that I know of that is still in lease-up, but I'm wondering if anyone has any insights or opinions on what they think the local area is like: are people moving in to downtown Clearwater area, companies moving in or out/number of jobs increasing or decreasing, etc.Any insight would be tremendously helpful.Ben

I was wondering how you seasoned investors would handle this situation. 

The biggest concern I have is that most individuals in my network will not be able to cover the whole $100K purchase......and I wonder about having 3-4-5 private loans and the costs/hassles associated with that.  4th lien position? 

That’s fine if the numbers don’t work they don’t work but I’m wondering if a more experienced investor would go for this and settle for a lower profit.

So I was just wondering if anyone here has invested in real estate while being on active duty, specifically buy and hold property and rented them out to tenants once moving to a new PCS or getting out of the military?

I live on Maui...and have seen the prices...which can be quite substantial for rent...but wondering what the occupancy rate will be at those prices...?

I would like to learn it and was wondering if you please would be so kind and share what websites you use to figure out if population is declining...Or economy in this or that area is growing...IS there any website that I could get that info from?
