Mortgage application activity has already seen a bump as primary mortgage rates are nearing twenty month lows around 6%, FHA in the very low 5%'s (and I've even heard of 4.875%'s floating around..) with DSCR rates now in the low to mid 6%'s depending on credit profile. 

I do however think the market will stay very competitive.

To do a clean BRRRR in today's interest rate and highly competitive environment is very difficult.

It's just that in this market deals are few and far between and I don't know when or even if I could find another deal soon.You are putting both assets at risk for a very long time.

Best thing is to always check the unit as soon as the keys are turned over and take photos.
