I know that it used to be common to mix diesel with used oil or tranny fluid what ever was handy .It was used for termites carpenter ants any other wood munchers they drilled into the ground and also sprayed exterior of buildings and wood floors of trailers to help preserve the wood.

Anyway, I've learned that over the years that if a RE guru paints this long drawn out picture that you suck, but our program/software can make you not suck, it's probably snake oil.

Rarely does a tenant's repair list contain anything major that we missed in our own inspection, but it has happened for us on two occasions ... the most significant was a long-term tenant who told us things were much better since the owner upgraded the old oil boiler to a new natural gas one {we knew the boiler had been upgraded}, but then went on to muse that she never understood "why they didn't dig-up the old tanks like was done at the building next door."

There are gaps around the old furnace oil pipes on the South side near the crawl space wall.
