I think the STL market is unique in that it's full of all these sub-markets (CWE, Soulard, etc...).

So it behaves in its own unique ways. 

Unfortunately it does seen like this property is very unique so it would be unlikely that you would be able to comp exactly "like items" in this case. 

I've lived a successful sales life of "lets make it a great week" or "this is going to be my best year yet" while completely overlooking the fact I wasn't organized enough to understand that the great week that leads to the great month that leads to your best year starts by putting a productive string of hours together. 

Make a website and organize an influx of visitors (SEO + Facebook Ads, PPC,...).
