Not sure where you are located but your probably looking at least a couple hundred bucks to have this custom made for you.

We are located in Miami and would like to establish long term business relationship with a local CPA.

If it is not a location where you would want to walk through, it is probably not a good idea to buy there. 

By allowing myself one year to research REI further and expand my knowledge of the local markets and locate a better deal.

However, because of the location my wife and I would love to raise our children their and keep the property in the family.

Since most of us are located overseas or at another State, it is difficult for us to arrange things.
