Thankfully that has not happened.Background checks, I use RSI Tenant screening but I also use cozy.com for my rents so I suppose I could use cozy for my screening needs too.

Only one year is showing not paid, but I suppose someone else could have paid prior years.

I am targeting commercial properties.Many people say they want extra yield but when you really analyze the depressed areas and how much time and extra work you need to do for it then many will see it's not for them.I am just  a different spirit I suppose.

However, in NJ as a listing agent, they are supposed to submit all offers as long as the property is in an active status on the MLS.

They ask for a $3,000 input at the closing that you are supposed to get back when you sell the property after repairs. 

(I'd recommend taking the RRP course so you know what is supposed to happen.)

She was suppose to wait for me to come across a wholesale property, but jumped right into this before consulting me.

Also, when I bought these, I had no idea that there was such a thing as an exit strategy besides refinancing out the cash-- now I know I'm supposed to have 3 of those coming into a deal-- which is how I run my business now.
