Healthcare systems are starting to get more stocked on supplies and are in a better place to handle more of a surge.  26 million Americans unemployed already, supply chains and businesses failing left and right, currency debasement at unprecedented levels etc. is going to have so many more ramifications in years to come that I think we really need to start opening things back up again. 

I first want to acknowledge the pain and tragedy that millions have suffered worldwide from the sudden loss of friends and family due to Covid-19.

I could write a comedy about their reasons why the office they've been in for 5 years has suddenly become uninhabitable :).I'm willing to work with them, and said I'd let them out if WE (they and/or me) could find another acceptable tenant.  

After some pushback from me and potentially my agent, they suddenly said it was okay and I closed.

Inflation will exacerbate rent increases, which have been known to surge by almost 50% in some cities.

Not all sellers are motivated.You have plenty of sellers that think that because their first born child is born in their living room their house suddenly is worth 40K over market price!

If you're willing to take 100% responsibility for schedule failures (including compensating me and my regular trades if yours screws the pooch) and quality problems (Including me making extra trips), then we can talk about it.Usually, people hear that I'm going to backbill them for every extra hour I, my staff, or my other trade partners, spend dealing with any problems created by their hire and they suddenly don't feel so strongly about using their uncle Bill to do paint...

Having said that, prices have certainly adjusted to the hype with a surge in the last few years, which has a lot of investors thinking the area is overpriced.

Somehow, when the time came closer, suddenly all the details changed to much less attractive terms.
