There is of course regionalism to mortgage rates, and your personal situation plays a large role in it...but the difference in the jumbo loan rate and the conforming rate is only 1/8th of a point difference in my area right now.  

I feel like having one agent covering both side is definitely uncomfortable situation for buyer and also probably conflict of interest on the agent. 

i just want to know if anybody was ever in my situation and really wanted to learn about real estate at such a young age, what did you do?

There are situations where we will put more emphasis on the value add potential than the cash flow.  

He has worked absolute miracles for my clients and he will go over all of your options available for your situation and goals. 

Stuff like this stresses people out, which is the idea, pressure them into paying on time.

Mortgage is due today and having to pay an extra mortgage is going to be incredibly stressful.
