You can put new stucco over old - chip out the bad areas and re stucco everything and your cost will be $2k instead of $5k. as far as motivating contractors -  i like the carrot and stick approach.

. ~15 months total sales life per color - that seems crazy to me.I had intended from the beginning to find a vinyl plank product and color I could stick with for years and use in rehab after rehab to minimize waste and simplify materials management.
