@Bill Kenny just like a gun in the wrong hands they are highly dangerous.. in the right hands they are safe.problem with real estate is you get under capitalized people trying this and guru's teaching it with no regard to the poor seller and how bungled up the deal can get if the seller runs into someone who is not capable financially to just payoff the note or carry it when the tenant squats and does 10k worth of damage..
