Plus its cost of entry when you have a median price home in Palo Alto were I lived..

I live in Tempe, and my life (including my son's school) is here, so that'd be a long daily trek for me.- The benefit of living in it vs. renting it out would be the primary residence loan, which means personally qualifying.

We fell into one here (back in the '90's) on a large older home we owned.The corp did have the lease in their name & direct deposited the payments & we had a 6% p.a.

I always kid things in person as well.. ( before computers fax etc) I drive to the sellers home.. its in Los Altos Hills  and the guy owns a software company he just sold for 30 million and that is late 70s LOL.. he invested over 1 million with me in the coming few years and we rocked it.. you simply are not going to get those shots wholesaling houses as your not seen as a real estate professional most of the time.. 

I think I will be having my 14 y/o daughter or 15 y/o son doing some of that this summer for extra cash..
