For example if I tell you I want something that rents for close to 1% of the purchase price each money, and you bring me something not even close, or I tell you I want something that only needs cosmetic upgrades, and you bring me something that needs foundation, roofing, or electrical work, I'm going to write you off and stop looking at or responding to your messages.Find a buyer who is serious, take his/her criteria seriously, and make it your job to work as their agent, finding them the deals they like.

They would first have to declare the loan in default, you would have time to respond, then file a complaint, schedule a court date, properly serve you.....this could take months.
