If you do some value add, you'll gain on sale plus have the benefit of having lived there for free for a little as the tenants paid your mortgage, and, there is no carrying cost while you do repairs or improvements - it's your primary home, so you're not losing anything by carrying that mortgage.

Main problem is net income doesn't cover the debt service so while there should be some long term upside on the assets I am having difficulty finding interested investors.

Hey @Anthony Warlick, did you load this into a deal calculator and bracket out costs for CapEx, Vacancy, Repairs, PM, etc?

i show the seller how i come up with the offer price by going back from my ARV, minus holding cost - minus repair - minus the profit i am willing to take on the deal.

However, now that it's up and running well, I spend maybe 2-3 hours when I get a new guest just going through the lease up steps and then maybe 1 hour/month after that to deal with service requests and bookkeeping.
