I am in quite a dilemma as I was so set on a HELoC to fix my current residence and put down the 20% on an investment property ... hopefully having enough leftover to renovate a buy and hold triplex I've been eyeing.

Many times these include underestimating Renovation Costs (Rehab Cost) especially worse if unexpected issues arise, improperly running the comps (Comparables) to determine the After Repair Value (ARV), or overlooking the (Holding Costs) that are paid monthly until the property is sold.

We have quickly realized why the BRRR strategy is awesome for being able to scale faster.It will be some time before we have enough cash to buy a property in cash and fund rehab costs.However, with the renovations we did on our primary residence and the increases in the market, we could probably access around $100k of equity thru a HELOC.I understand the risk of having the HELOC maxed out when the market starts to decline, but what about just using it as supplemental funds for acquisition/ rehabs and then paying it mostly down after refinancing the properties..any negatives?

My first reaction is shock that you could buy a place for 25k, put in only 25k of renovations and the value would be 100k.
