What I learned when I bought: (1) I had mice; (2) lease violated almost every law in Ohio; (3) rent was not "late" until the 15th of the month; (4) gutters were installed wrong and front porch roof was damaged; and (5) the bottom tenants decided they didn't like the house and were not going to pay rent.

The economy of scale for 4 vs 6 unit is realized primarily in the exterior paint and roof costs per door, which admittedly may be significant, but probably not a deciding factor.Hope that helps!

So, these are all needed to decide if it will even be feasible to build a guest house/duplex to rent. 

It's a K-8 school and so there are no students driving to school and so it just doesn't need a lot of parking etc.I haven't decided what to do with the church.  

@Tom Gimer  good ole boy wink wink has gone away in Oregon as well... not that the Doj per say did anything just too many players chasing the same deals.the day I decided to take our 10 million out of the foreclose bizz and turn it into HML was this:opening bid 80k  home worth 170k  rehab 30k  32 qualifiers with opening bid checks thats 2.4 million in cashiers checks chasing one deal that ultimately sold with maybe a 10k margin...

Don't forget common areas such as hallways and foyers will also need to be deleaded if you decide to go that route.

If the city decides (or if neighbors complain, etc.) they can begin to fine you up to $1,000 per person per day for violating the occupancy laws.

I contacted the cable company to get the serial numbers of some of the electronics.This morning I drove by and decided to take another look inside.
