I always went above and beyond the typical agent duties by getting very involved in the due diligence, dealing with county/ city planning and zoning etc, for two reasons, because I loved it and to help ensure my deal would go through by providing as much information to my client as possible to help them make a quick and intelligent decision.

The building will be owner- occupied and I will need to move into the unit within 60 days of closing so I need someone who is reliable and able to get work done quickly.

When performing a quick preliminary screening on those websites (i.e. to exclude obvious bad deals), do you usually use the 50% rule (or similar % rule) to estimate expenses?

This shifts the urgency to the contractor to get done as quickly as possible to maximize profit. 

It quickly becomes addicting!
