They break out the past sales within 12 months, sales that are within 1 mile radius from the subject (Realtor and Private FSBO sales), lot and bldg sq footage.

It is only good for single family homes, but it gives you all the recent sales, including private fsbo sales, (which is an invaluable tool for me) it breaks out the comps by 1 mile radius, building and lot sq footage, and sold within 1 year.

Most condos in ski resorts, which is what I'm most familiar with are owned by private owners who use them 6 weeks a year of so, the rest of the year they are rented out to skiers through a resort housing rental firm.Generally when these change hands it is FULLY FURNISHED.A problem that I see in most situations is that on a $200K house the furnishings are likely to run $10K minimum and I don't believe a lender is going to lend on that.

This certainly appears to be an extensive site, with great information.Having held a real estate license and actually worked with a real estate firm some years ago, I do have some knowledge about investing in real estate, but it’s been many years since I’ve actually participated in that field.Let me try to be as brief as possible.

In my meeting with the REO agent he did ask me some questions that were designed to see if I was a serious, capable buyer and I believe I had the right answers.My main source for private financing won't be available for 4-5 weeks.
