You really do not want to run the risk of getting something happening and you either A) get by under the radar of not driving for business purposes, but not having enough coverage to cover other's injuries or B) Not having commercial insurance on your vehicle and found out that you are driving for business purpose, thus no pay out.

In my experience the SFR is OK, easier to rent due to demand, however, repairs tend to be much higher when things go bad, such as HVAC, foundation or termite issues, roofs, etc...I think all these investment vehicles work, it really just depends what you feel most comfortable in.

Most platforms would require you to make a cash investment in any case.On a debt platform you may be able to obtain financing with less experience/track record, but 20% down is or those experienced in the type and size transaction you are proposing; 30% is more likely.Crowdfunding platforms are not a vehicle for "no down payment" financing.
