Some additional thoughts were to turn it in to a group home and just collect rent (typically higher than fair market), re-rent it and throw additional principle at the note each month to decrease the potential loss then dump it when I'm comfortably low enough.Trying to get creative here....ill keep pounding the pavement.

Plan to make offers on several deals before you get one, and if you see one in a great neighborhood for a price you can live with, you better jump on it quick before the listing goes to multiple offers.To specifically target these owner occupant deals I recommend you visit www.hudhomestore.com and www.homepath.com every day to see the highest concentration of owner occupant foreclosure listings.

I will go out on a limb and say that almost every experienced full-time investor will tell you that vetting a large number of properties and making strong, targeted, high percentage offers on the top prospects will net you far more quality properties in the long run (and the short run too, come to think of it).
