Possible reasons to sell could be need cash now, investing in new areas selling single families to buy multi families, retiring.

I am essentially a newbie to REI so trying to be a sponge at this time and soak up as much information as possible.

Main reason is we would like to buy a house given the growing family but need to make sure we have enough equity in it from the rehab to resell again within a year (or just over) should we have to move (which is a real possibility).

Welcome to BP, just remember to start off at places you already know or around the neighborhood (if possible) and spread out from there if now then expand to other areas and find your marketing strategy.

I did not float the idea of seller financing, but it given the equity position, it may be a possibility.
