The vast majority of sellers in this market are not what I would call investors, but true second home owners, who just buy a cabin for their family and allow whichever local cabin company they saw along the parkway manage it.Most of the major cabin rental companies around here charge 30-40% of the gross of the cabin (although I am hearing a lot about dropping to 20% for the first year etc to compete with some of the leaner-managed companies that have popped up over the year few years).

About the only thing I have is a good healthcare plan, but I'm learning that it makes it difficult to even pursue other jobs because none of them can compete with that one aspect enough to make it worth it.

Unfortunately, that solution takes a highly competent hardwood flooring guy to do well, and there aren't that many of them left in a trade that more and more relies on minimally-skilled subs these days.So the usual solution these days is to chop out the offending section, put in a simple patch of 3/4 inch plywood, and lay carpet/laminate/vinyl flooring over the whole hardwood floor.
