I’m not a lawyer but I see numerous potential issues:State rules do not allow discriminating against a renter in their own unit (different for roommate situation) to tenant count BR * 2 + 1.  

Real estate investing is definitely a lot of hard (but rewarding work) and if there is one person doing more of the work than someone else, human nature kicks in and that person will naturally want or feel entitled to a larger slice of the profits.

If you build a large enough portfolio, you don't want multiple tenants on numerous leases.
