I would say it comes down to what is in your lease.My lease says they are responsible for the remainder of their lease or until I have it rerented.My lease also says if they have pest problems during the first 30 days I will take care of it, beyond that they are responsible because I can't control how clean they keep their place and leaving out food attacks critters.Will their deposit cover the last month and is their any damage or is it mainly just a cleaning issue?

rents on topsham maine are bit all over map, generally higher than lisbon lewiston but not much lower than Brunswick if inside rt 295 line closer to downtown and river. zillow isnt used much as CL. if you rent section 8 or vouchers look to add price of landlord paid heating, snow ice removal, salt sanding, which this season has been massive.

Replacement cost, as Joe mentioned is a main driver and driven off of type of construction (i.e. frame, brick veneer, masonry, etc...), type of building (ranch, 2 storey, etc...), size of building, and zip code (labor and material varies depending on location) but there are other variables that are considered as well.
