I'm a new investor in Seattle and have been analyzing flips, short-term, and long-term rentals using Dealcheck and some proformas that local agents and investors have sent me.

If they are over for a long-term then under rented.

I dont know how they would be if I filed a claim but in terms of adding/deleting properties you just use their online system its really east and price is right.

I have 19 long term rentals and do some wholesaling/flips as well.

I am thinking long term in planning what is best for my specific situation. 

As might be the case in a Flip that needs work or similar.I am assuming that it would be OK for me to do normal maintenance on a rental that I would be holding long term - such as mowing, small fix-it projects, etc..

Can you 1031 a duplex (long term rental currently) or multiple duplexes to invest in a beach front property and use it as a short term rental?

If I were you, I'd go for the heat treatment as long as it's immediate and kills eggs too, because chemicals need to be reapplied.
