I never turn my back on applicants..I always walk behind them, show in the during the daytime hours, get there a bit earlier than the appointment to open the door & turn on all the lights.

It seems to me that you should now look at every potential deal in that same light ie. crunch the numbers; do they work for Buyer/s that you would be looking to find?

Doing an installment sale isn't a sale that attempts to obtain excess equities.Need to expose your foreclosed properties to the market, not sell from backroom deals.Selling to an investor for cash is fine, an equity loan is a horse of a different color, residential or commercial.
