My suggestion if you want to learn more about notes is by watching videos/podcasts etc and get hooked up with someone who is closing deals.

You are under time constraints to do a 1031, and it can lead to you doing  bad deals.

I bring capital, a real estate sales license, and lead gen/marketing to the table.

But if you just need someone to conduct a video chat with you out there you might try craigslist or something similar. 

Since you have so much lead time between now and when you want to purchase you next deal, I would spend it doing two things: Building your network, and learning your area.I would join your local REIA and go to all of the meet-ups you can to meet the players in your area and see if there is a niche that is under-served or if there are investors that you can start working with/partnering with now that doesn't cost you money out of pocket.

Purchased site unseen although there was a video of the property that showed the home in detail.  

Walking the unit now, and me seeing damage might cause frustration on my end, and lead to an emotional reaction.
