We used to use the cheapest guy in the truck, now we have internal Maint technician staff that are salaried employees and have all had criminal background checks done on them, actually every employee has had this done. 

WE started legal action but it's too hard internationally.

I do have a very small concentration in international REOCs / REITs through a fund (in a Roth IRA, of course), despite the weaknesses in those economies.I will keep the option open of buying a house or condo wherever I end up, though.

Things that have helped me are to get all my accounting into Quickbooks, have master computer and paper files that contain all my important documents for each property,   use automatic electronic rent payments, etc.

I'm sure other people are going to address the real estate side of your post (essentially it's about helping people.. if they aren't grateful for what you've done, you probably are doing it wrong), so as a big advocate for international travel, I want to address the above quote.You are ruining their economy with this attitude.You need to get over the hangup you have of this.
