Hi all -- I recently purchased 13 acres and built a 10K SF warehouse/office space for my business.I'm looking to begin developing the rest of the land with some contractor garages.

I originally created an llc to purchase the land, however decided after to buy it in my name and transfer into the llc after the house is built, rented, and refinanced.

The rental market is still extremely hot and prices are high with inventory low, but I have still been managing to cash flow on the new purchases.     

For example, if I were to purchase a home for $1M, fix it up then sell it for $1.4M, how much of that $400k gain would be taxed?

I always try to act with the best intentions with my tenants.Hopefully you will find someone to replace them soon after they leave.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

I see some banks posting it online for bidding on Xome.com and some and posting on MLS as a foreclosure purchase.

If you were to purchase something I may be interested in being the “local contact” and possibly helping out in other ways if you were to self manage.

Unfortunately, the cash-on-cash return isn't the same due to the interest rates.Should I proceed with the purchase now, or wait for interest rates to decrease before re-entering the market?
