I realize that including the commission may be counter-intuitive financially since I'll now have to pay income tax on that amount, but it does allow me to get some instant cash that I can use to hold in reserves, perform repairs, or start paying down the HELOC I used for the down payment. 

As a wholesaler this market is great because the ones that do put in the work and find great deals they sell super fast and word gets around pretty fast which wholesalers have the quality properties and know exactly how to structure the deal to make it a win/win for all parties involved.

If he's been a good tenant and this seems to be a temporary set-back for him, but if you feel that the weekly payment into your account will work, then it'd be a win-win for everyone.

You need to have cash, or a real relationship with a real 'private' (not hard) money lender who you've pitched the deal to before the auction, and who will be ready to write a check the day of the auction if you win the bid, as the entire amount is due that day.
