Why sort of asset do you think you can get for $5k and then have 3 of them for $15k?

You might look at creative acquisitions, such as some sort of seller financing.  

I will sort of agree with Joe Gore.  

I can't image someone expecting that the town , the 68 tenants and the purchaser weren't going to notice.

A lead is nothing more than a hint that some sort of business might be possible, it isn't even a prospect where the targeted party has expressed an interest in a particular business transaction and a prospect  is not a customer or client until they agree to transact some business with you.
