I'm just about to close on my first four-unit, which is probably typical of what is available in Maine, in this type of neighborhood, at this price point - which is old housing stock, tons of deferred/poorly done maintenance, and relatively high labor/construction costs. 

My mgt s-corp is on record as the 'landlord' and signs the leases whether a personally-owned house or a commercial apt bld owned by one of my LLCs.  

Meanwhile your peers who own $100K houses in Detroit (no knock on Detroit, just used for illustration purposes) feel the need to create a convoluted web of entities and ignore most of what I shared.
