If your goal is to pay down mortgages,  then tackling high interest loans often is best. 

This is a big negative for me from ever wanting to do a MTR.There may be exceptions to this if your property is in a high demand area like a large hospital where there are many traveling nurses.

The high cost of buying cheap.

This is because at the current rates, a high LTV property (which is required to extract rehab costs) bleed cash.

We've considered home equity loans, HELOC, even credit card with high limit and 0% interest for many months.
