Again, SFH would be most ideal, but given the location/prices/competition I'm just a little discouraged and feeling like that's probably out of the picture.I know this has been a long ranting read, so if you've made it this far I appreciate it.

Competitive offer must be presented for validation with surname blacked out for privacy".The risk of using an escalation clause is that you've revealed your maximum price. 

I’d like to talk to you about possible JV flips and partnering, if you are interested and decide you’d like to go that route I’d be willing to pay competitive returns for the opportunity.

I do know of a developer paid 13k for his standing wood on 12 acres.Biggest issue I see with your firewood option is the timeline. 7 acres isnt a big job for heavy equipment, but it's another thing for a firewood operation.

@Cindy Gonzalez  You wouldn't be too optimistic, but the market here is highly competitive.

Most of my current properties are B and C class neighborhoods and one delinquent tenant can kill the cashflow for that building for the year, e.g. lost rent, legal fees for eviction, heavy turnover of $10,000 due to a trashed unit.

With the increased competition in our area, I’m finding that any way to differentiate yourself from the crowd is important.

But just an FYI, there are MANY people jumping into this space and the prices are getting more competitive. 

That way I'd get a leg up on other offers and better price (the condo community I'm looking to buy in is pretty competitive).
