Did some sleuthing online, and it looks like the owner passed away in early 2018, and I'm guessing one of the kids is selling it. 

We've had buyers make some really bad deals and guess who has to cover the loss when those deals go south.

I'm guessing not as the lease is between the current owner and tenant. 

I don’t know about the specific property you are talking about, but my guess would be someone is using a HUD financing product that comes with a restriction that they have to rent to people below a certain standard compared to the median in their market.

There are books to help you "learn" how to estimate rehabs, but without experience it is just educated guessing.

Not saying that will get you out of trouble but it will help as you're building your case if there is black mold. virtually every rehab homes has black mold in it.. .. we just spray it with Clorox and call it a day.. but I get it .. there are different kinds and I guess the wrong kind can make you sick.. boy you should see some of the homes we go into  IE hoarder homes they look like full blown petre dish's mold of every variety and they seem to be OK..

Guess what it worked and that was four years ago. 

Do that and you will not have any problems.Don't ever miss a payment again.If you can not pay all of September on time I suggest you pack your bags.My guess is your landlord does not know how to evict legally (majority do not) and will likely not be successful.

I believed that to be normal, but I guess I'll have to take a look at comps for the area to see whether it's below market or just in a terrible area as @Nick B. mentioned.Thanks for the reply!
